Homes On the Market in the Conejo Valley, CA - RECORD LOW
When I was shown today the total number of active homes for sale in the Conejo Valley as a whole I almost fell to the floor and starting sweating.
While others were nervous that inventory is so low, with less opportunities out there to help buyers and sellers with their dream homes, I was anxious.
I was anxious in a great way. All I wanted to do at that moment was get back to my office and start calling my buyers and sellers and inform them that what I saw today was the makings of a REAL SELLERS MARKET!
Hold onto your seats -----> there are only 366 homes in the entire Conejo Valley on the market and 505 homes currently pending or contingent sales.
This shows 2 things.
(1) Obviously, inventory is incredibly low. To put this into perspective, we have not seen so few homes on the market in the Conejo Valley since early 2005.
(2) A bit less obvious, the pending sales at 505 is a good number, which means people are still buying homes in the Conejo Valley when they can find them.
My short message for the day on this IS: "(1) + (2) = SELLERS MARKET!!!"
(low supply + demand seen by the number of actual pending sales = Sellers Market)
For those who have been waiting for that special number on their home in the Conejo Valley you might just achieve that today.
